PLANS to build 20 houses and five flats on South Coast Road in Peacehaven have been submitted to Lewes District Council.
The derelict site - formerly a motel, restaurant and car showroom - has been vacant since it was cleared in 2009.
The proposal consists of five two bedroom flats and 20 two and three bedroom houses. All houses will have a private rear garden, an external store and a small front courtyard.
Three flats and three houses will be affordable housing and the plans also include 41 car parking spaces.
The layout has been designed to correspond with the existing grid pattern of Peacehaven and the centre of the site is formed by a small open space. The developers anticipate that the proposal is sufficiently large to help support local businesses, but not too large that it will overwhelm local services and infrastructure.
