Private beach huts have been increasing in value in recent times, and there are now two pitches available at a site opposite Bessborough Terrace, Lancing. These beach huts are set in a small group and have uninterrupted views of the sea in a secluded location, set back and lower than the adjacent Brighton Road.
The Council is selling off two pitches, via written sealed bids, with a reserve price for each set at £15,000.
The winning bidders (that is, the highest bid and the second highest bid) will purchase the right to install a beach hut on their plot, which will be subject to an annual licence fee, which is currently £500 for April to March each year. In addition to the licence fee, National Non Domestic Rates (NNDR) are payable on beach huts.
The buyer will need to construct and install a beach hut on the site within three months of winning the auction, which must be painted white, be no more than 7ft in width and 10ft in depth, and be of double pitched roof design made of green mineral felt, 6ft to the eaves and 8ft to the ridge.
Bids must be submitted in a sealed envelope marked “Private Beach Hut Sealed Bid” and sent by post or hand delivered to the Council Offices at Commerce Way Lancing by 12pm on Friday, October 8, 2021. The Council will accept no responsibility for any bids received after the closing date, or sent to the Council via any other address than that stated.

Assessment of Bids:
Only one bid can be submitted per person.
Highest value of bids will win the right to erect a beach hut.
Payment will be required within 30 days of the notification of being a winning bidder.
Payment must be made by bank transfer only. Cash payment will not be accepted under any circumstances.
Winning bid/issuing a licence:
The winning bidders will be issued with a private beach hut licence once payment has been made in full, which will be valid until March 31, 2022 at which time the licence fee will be come due for the 2022/23 financial year.
Winning bidders will be notified within 48 hours of the end of the auction.
Unsuccessful bidders will not be notified directly, however the value of the winning bids will be published on the Council's web pages once the successful bidders have completed their purchase.
Non Domestic Rates are calculated per day, and a bill will be issued by the Council on signing the private beach hut licence.
