Bid for 26 Crawley flats in flood risk zone approved

A bid to convert offices into 26 flats has been approved after the Environment Agency raised concerns over flooding.

Crawley Borough Council granted prior approval for the homes in Ocean House, Hazelwick Avenue, Three Bridges.

An officers’ report said the Environment Agency objected to the proposals for the site. The agency said it was in a flood risk zone and recommended the homes were located on the first floor and above only.

The highways authority, West Sussex County Council, raised no highways objections to the scheme by Allen Planning ltd.

The building has 63 car parking spaces in an undercroft with its main office space on raised ground, first and second floors.

The officers’ report stated: “No traffic flow information has been provided with the current application. However from experience of

other similar proposals, the Local Highways Authority recognise that offices generate more vehicle movements compared with residential developments. As such, there is no expectation for this proposal to give rise to any increase or material change in the character of traffic in the vicinity of the site.”
