Developer set to show its hand on new homes between Pagham and Aldwick

Large-scale plans to build around 300 homes on the edge of two parishes are set to be unveiled.

Representatives from developer Taylor Wimpey met with parish councillors from Pagham and Aldwick ahead of submitting a planning application for Sefter Road.

The application is expected to be scaled back from the original 380 homes, but could still be for 300 homes and could include a new school.

The land is outside of the village’s neighbourhood plan, and councillors raised concerns over flooding, infrastructure problems and long-standing traffic issues.

Parish councillors from Pagham and Aldwick met with Taylor Wimpey and its agent Barton Willmore on Thursday, April 28, for what Pagham Parish Council chairman Ray Radmall described as a ‘very cordial, constructive meeting’.

He said: “The site in question sits on the parish boundary and is therefore of concern to both communities, particularly in view of proven flooding issues, high groundwater, and serious infrastructure problems, mainly involving access to the strategic road network.

“Pagham is already often gridlocked on approaches to the A27 and A259, particularly around busy commuter times.

“Aldwick have similar problems, and already experience rat-runs through their own built-up area.”

Though the site is outside of Pagham’s draft neighbourhood plan, Arun District Council has asked Pagham Parish Council to find additional sites for much higher levels of housing, with pressure on its delayed Local Plan to make provision for many more houses.

More than 400 new homes could also be build on Hook Lane, with an even larger estate elsewhere in the parish.

Cllr Radmall said being asked to nominate sites outside of the plan would ‘betray’ the work of volunteers in creating it, adding that it was for developers to demonstrate the benefits of applications to the community.

Taylor Wimpey said it was ‘not in a position to confirm any details’ about the Sefter Road site yet, though an application is expected to be submitted shortly.
