Historic Johns Cross pub is up for auction

A 15th century pub is set to go under the hammer next month - but the historic building could soon be turned into housing if planning permission is granted.

The Johns Cross Inn, Battle Road, is among 28 lots across Sussex and Surrey being sold by regional land and property auctioneers Clive Emson in November.

The pub has a freehold guide price of £380,000 to £400,000.

A planning application to convert The Johns Cross Inn to two self-contained cottages is pending with Rother District Council.

Director and senior auction valuer Sam Kinloch said: “The Inn was built during the 15th century in the hamlet of Johns Cross, so named due to its use as a marshalling point for crusaders under the banner of John the Baptist, whose emblem is incorporated into the Inn sign.

“It was extended in the late 17th century to become the property it is today.

“The inn is still trading and retains many original features and charm.”

Catering for approximately 50 covers, the inn comprises bar area with snug, dining room, manager’s flat and commercial garden.

Along with ample off-road parking there is also a detached studio to the rear which has been commandeered for a number of uses over the years including as an extra class room for the school.

The building could be extended even further as plans have been prepared to extend the existing building at the rear to connect the studio with the main building, creating a larger dining area along with six letting rooms to the side.

The Johns Cross Inn was acquired by present owner Dave Tayler in December 2008.

The auction will take place at the Brighton Metropole on Friday, November 6, starting at 11am.
