Very little was left of the roof of 52 Fishmarket Road, which stands opposite the Salts Recreation Ground, following the fire on July 20.

At its height, seven fire engines were used to tackle the blaze in the roof and first floor of the building.

The fire also spread to two neighbouring properties.

East Sussex Fire and Rescue Service said the blaze was caused by an electrical fault.

The fire-damaged house is among 138 lots to go under the hammer at the September auction being held by Britain’s largest independent regional land and property auctioneer Clive Emson Auctioneers.

Freehold guide price for the three bedroom property is £60,000 to £70,000.

Emma Attrell, senior auction valuer for Clive Emson Auctioneers, has warned potential buyers that the building does need a lot of work.

Emma said: “The property requires repair and improvement, due to fire damage.

“Once works have been completed it may be suitable for owner occupation, investment or, perhaps, holiday accommodation.”

She added: “Due to the condition of the property internal inspections will not be possible.

“Internal photographs are available from our office.”

Clive Emson sold land and property worth more than £17.5 million at the July sale with 154 lots catalogued.

Managing director James Emson said: “Generally, demand remains strong for property across the board, particularly amongst investors.

“Some of the prices we have obtained this month show just what can be achieved with the right lots.

“We continue to strive to offer an impeccable service for both vendors and purchasers.”

Clive Emson holds eight rounds of auctions each year at five locations from Essex to Cornwall on consecutive days.
