The company’s failure to seal a deal on the Frosts-Minelco site in Brighton road leaves the future of a key development site uncertain.

Adur District Council said Morrisons would still like a presence in the town, but not the superstore that was granted planning permission in December last year.

It is now expected the site, part of the Shoreham Harbour Regeneration scheme, will go back on the market.

James Appleton, head of planning and regeneration, said: “While Morrisons are still keen for a presence in the town, it is understood that they are now only interested in a much smaller store and it is unclear, at this stage, whether the supermarket chain would continue to progress development on this site.

“This is disappointing news for the town as the development would have been a significant regeneration scheme, acting as a catalyst for further redevelopment schemes along the Western Harbour Arm.

“Nevertheless, the council will continue to work with landowners and developers to bring forward sites along this section of the harbour to provide high-quality residential development.”

Adur Council’s planning committee resolved to grant planning permission for a new Morrisons store on land adjacent to Ham Business Centre, subject to the developer and various land owners signing a s106 legal agreement.

The development proposed a large foodstore, small retail units, petrol station, 70 residential units and a car showroom.

Mr Appleton said: “However, the agreement remains unsigned and it is apparent that the development will not now go ahead.”

The deadline to seal the deal ran out on November 2 but the planning application is still live and has not been withdrawn.
