A building that housed a long-standing restaurant, bar and cinema complex in St Leonards before going into liquidation has come on the market to buy.

The site on Queensway, where the Sussex Exchange was based, is available to buy or rent immediately.

Economic development company Sea Change Sussex said it is offering the building to prospective new operators.

A spokesperson said the property is available to buy for £1.2 million or let for £100,000 a year.

The spokesperson added: “The Sussex Exchange mixed-use hospitality facility in St Leonards has been put on the market and is available immediately to buy or let.

“The striking, contemporary, eco-friendly building was developed by Sea Change Sussex and opened in 2012 as a restaurant, bar, conference centre and cinema. It has also more recently incorporated a night club.

“The building spans 9,046 sq ft (840.5 sq m) over two floors, with large outdoor terraces. On a 1.6-acre site in a countryside setting, it has panoramic views – from inside and out – over the ancient woodland of the Marline Valley. It has 67 vehicle parking spaces and is a flexible property suitable for a wide range of uses.

“The previous operator has left the property and it is available immediately to buy for £1.2 million + VAT on a 999-year lease from 2008, or to let on terms to be agreed for £100,000 + VAT a year.”

The Sussex Exchange went into liquidation in summer this year.

Sea Change Sussex, the company’s landlord, said the business was hard hit by the pandemic.

The Sussex Exchange opened in August 2012 as a conference centre.

The building was officially opened in November that year by Eric Pickles, the then Secretary of State for Local Government.

The business housed the Mia Lounge, cinema complex and restaurant.
