Plans for new M23 hamlet revealed

Plans for a new St Catherine’s Hospice and 600 homes east of the Pease Pottage M23 service station have been revealed.

Developer Thakeham has been working with the hospice charity on the scheme.

Thakeham architect Paul Miller explained plans for the ‘East of Brighton Road’ development on the edge of an Area of Outstanding Natural Beauty.

He said existing trees were used to create ‘corridors’ and a two hectare open green in the heart of the modern ‘hamlet’.

The corridors were to be around 30m wide and provide routes for wildlife, walkers and cyclists.

Mr Miller said the hospice would be placed south of the green with views over Parish Lane. He said : “We think people that go there deserve the best views of the landscape.”

The hospice site would be connected by one of the corridors to a one form primary school north west of the green.

Thirty per cent of the 600 homes would be affordable and spread across the development.

Mr Miller said small starter family homes were planned near the school; bungalows near the hospice to not damage the views from Parish Lane; and larger family homes north east of the site with views of forest and man-made lakes for sustainable drainage.

Mr Miller said: “What’s important to me is to preserve the beautiful forest and trees on the site.

“This is going to be a landscaping-led master plan.”
