The site, at 50 West Close, is among 152 lots being sold by regional land and property auctioneers Clive Emson in May.

With a freehold guide price of £700,000 to £750,000, the land is offered jointly with Rages & Roberts estate agents.

Sam Kinloch, director and senior auction valuer at Clive Emson, said: “This is an excellent opportunity to acquire a site on the outskirts of the village with consent in place for seven four bedroom and one three bedroom houses.

“The site is adjacent to the Cuckoo Trail, which follows the old Cuckoo railway line from Eastbourne to Heathfield, and has easy access to the A27 and Polegate railway station is just a mile away.

“With average house prices in southern England going up 9.9 per cent year-on-year, according to the latest Nationwide House Price Index, this could be the ideal time to build a mini-estate.”

Planning permission was granted in October 2015.

Clive Emson Auctioneers hold eight rounds of auctions at five locations from Essex to Cornwall on consecutive days every six weeks, this time with a total of 152 lots.

The third of Clive Emson’s regional Sussex and Surrey auctions in 2016 is being staged at the Brighton Metropole on Wednesday, May 4, at 11am.
