Application for up to 100 new homes at Woodgate

Outline plans for the two schemes have been submitted to Arun District Council to decide.

Builtform Developments wants the development on 5.9 hectares of land at The Woodgate Centre some 50m south of the Woodgate railway crossing on the A29.

The company’s planning agent, Paul Collins of PPC Ltd, said some 240 people could live in the proposed mixture of two, three and four-bed detached, semi-detached and terraced houses.

Up to 30 of them will be affordable homes.

“The Woodgate Centre comprises buildings and paddocks situated on the east side of the A29 accessed via Woodgate Road and Oak Tree Lane,” said Mr Collins.

“The site is urban fringe in character and appearance in that it contains a mixture of buildings and uses typical of such sites which adjoin urban settlements as distinct from the more open agricultural fields and land uses which form the open countryside to the north east and east of the site.

“The maximum number of dwellings proposed equates to a net site density of 30.77 dwellings a hectare which is relatively low by modern standards but reflects the edge of village location and the lower housing densities generally found throughout this rural area.”

Access for vehicles will be through Woodgate Road.

Pedestrian and cycle access to an amenity woodland, which will be created on 1.95ha as part of the scheme, will be through the development via Oak Tree Lane.

The application for the business centre envisages a 940sq m building used for purposes such as light industry and research and development replacing the present collection of residential, stabling and business buildings.

The available information showed the site was suitable for a modern commercial development to provide jobs and boost the economy in the Woodgate area, said Mr Collins.

Parking will be provided for 40 vehicles.

The currently unused land to the east of the development area will be transformed into a landscaped area.

The applications will decide if the work should go ahead in principle with further approvals needed for detailed matters.
