A major Bosham development consisting of 301 homes has been submitted to Chichester District Council.

Barratt Homes/David Wilson Homes wants planning permission for agricultural land east of Broadbridge and north of Highgrove Farm between the A259 and railway line.

A total of 30 per cent affordable housing is proposed and the development would include a community/village hall in the north-west corner next to the allotment gardens.

The majority of the residential homes would be two storeys with some 2.5 storey homes.


The housing mix would be split into 271 homes and 30 flats.

Most of the scheme’s open space would be on its eastern edge as well as meadow, tree and buffer planting.

The main vehicular access would be from the A259, with two pedestrian accesses one from the south and another from the west.

The A259 access would be via a T-junction with a right turn ghost island.

An application for 50 homes in the south-west of the proposed development site was approved by CDC in 2019.

According to the applicant the new application ‘evolves the proposals further, with a larger and more comprehensive development which brings additional community benefits resulting from the new approach undertaken by Chichester District Council by virtue of the Interim Position Statement, providing much needed new homes in an area currently facing a shortfall in housing’.

A planning statement submitted with the application says: “Through careful masterplanning of the site, the development will retain views to Chichester Cathedral and the South Downs National Park without encroaching upon the sensitive strategic landscape gap between Bosham and Fishbourne nor will it impact significantly on the character of the Chichester Harbour Area of Outstanding Natural Beauty.”

It concludes: “The site is deliverable at a time when there is significant undersupply of housing within the Chichester district. The proposed development would make a significant, important contribution to address the district’s housing needs, whilst the layout of the proposal has evolved following discussions with the parish council and technical assessments to avoid impacts on residential amenity, the views in the landscape and the local environment.”
