A decision on plans for a block of new modular flats in Eastbourne is set to be made next week.

The 12 new homes would be built on a cleared plot of land in Langney Road, opposite the junction with Pevensey Road.

Several dilapidated retial units were located on the site, but it is being cleared in preparation for redevelopment.

The modular units would be delivered by Boutique Modern, with the project constructed and managed by Aspiration Homes, a partnership between Eastbourne Borough Council and Lewes District Council.

It would provide 100 per cent social housing.

A decision on the application is due to be made by EBC’s planning committee on Tuesday October 20.

The scheme is split up into seven one-bedroom maisonettes, four two-bed maisonettes and one studio flat.

A private garden area would be provided for the two-bedroom ground floor flat to the rear of the site.

No other outdoor amenity space, either private or communal, would be included in the development.

There would not be any car parking facilities although a secure and covered cycle store would be provided.

No representations from neighbours have been received.

According to council planning officers: “The proposed development represents the optimisation of the residential use of a brownfield site whilst ensuring that suitable living conditions are provided for future occupants and the amenities of neighbouring residents are preserved.

“It is not considered that the loss of the ground floor shop unit would compromise the viability and vitality of the district shopping centre.”
