In an application to Lewes District Council developer Fairfax Acquisitions Ltd is seeking outline planning permission to build up to 89 homes on land adjacent to Nolands Farm, off of Station Road.

The proposed development would also involve the demolition of two existing homes and a number of agricultural outbuildings on site as well as the construction of a new business hub, cycle routes and open green spaces.

In a statement submitted as part of the application, a spokesman for Fairfax said: “In the absence of enough housing to meet the objectively assessed housing needs, there is a clear requirement for developments of this kind.

“This development would, if permitted, also count towards the requirements of the new, emerging Local Plan.

“For the purpose of this outline stage of planning application we have shown that the principle of this development, in such a sustainable location and stated area of preference for the council on landscape capacity and sustainability grounds, should be looked upon favourably in the current planning policy context.

“This planning statement has demonstrated that there are no significant issues preventing approval for the principle of up to 89 No. new dwellings on the application site with detailed consent for the access from Station Road.”

The application is not the first time the site has been put forward for development.

In 2018 an application to build 45 homes on the site was refused under delegated powers on grounds of highways safety and its “unacceptable” impact on landscape. No appeal was lodged against the decision.

Despite this, Fairfax says the current application comes under a “materially different policy context” including the council’s lack of a five-year housing land supply, which it considers to tip the balance in favour of development.

If approved the development would be expected to provide up to 40 per cent of its properties as affordable homes. Access would be via Station Road.
