The 5.5 hectare site off Bilsham Road is split in two by Grevatts Lane West.

Developers want to build 81 new homes, including 18 self-build plots, as well as three new light industrial buildings as part of an enlarged employment site.

An outline application lodged with Arun District Council also includes public open space and a new village hall.

The existing junction of Grevatts Lane West and Bilsham Road would be closed and Grevatts Lane West diverted to a new access point to the south.

New commercial units would be in the north-western corner of the site next to the main block of market housing, village hall and open space.

Meanwhile self-build units are proposed south of Grevatts Lane West.

Proposed access to the site would be 100m to the south of the existing junction, which is described as being on a blind corner.

The new junction would lead to a north/south spine road to access all parts of the proposed development.

The application argues the site is located in a ‘highly sustainable location only one mile south of Yapton village’.

Plans include areas of boundary and feature landscape planting to ‘enhance the relatively sparse and low level existing hedgerows’.

A planning report submitted to the council describes how the applicants are long-term residents of Yapton and ‘have the interests and future of the village very much at heart’.
