Revised plans to replace Peacehaven pub with new flats

Revised plans to knock down a Peacehaven pub and build flats in its place are set to be discussed next week.

Developers want permission for 17 flats on the Sussex Coaster site in South Coast Road.

A previous application for the same number of residential units as well as commercial office space was refused by Lewes District Council in January and an appeal is pending.

The revised scheme has seen the removal of the office space and vehicular access is now proposed directly off the A259 as opposed to Vernon Avenue.

The third ‘attic’ storey has been reduced in depth and the projecting wing at the rear of the proposed new building has been reduced in height from four to three storeys.

The plans are due to be discussed by the council’s planning committee on Wednesday November 4.

The proposal comprises 11 one-bed flats and six two-bed flats.

None of the residential units would be affordable due to the financial viability of the scheme.

Peacehaven Town Council has objected on the grounds the proposed development would be out of keeping with the street scene and have also raised concerns about loss of privacy for neighbours, the design, lack of infrastructure, as well as increased traffic and congestion in the area.

According to Lewes council officers the pub has been marketed since September 2016, firstly as tied to the owner Enterprise Inns then on an untied basis with no deals from public house operators agreed.

The new building would be located along the southern and western site boundaries of the plot, with frontage on to South Coast Road.

The parking area for the development will be accessed via an undercroft through the building, located within the northern portion of the plot.

The car park will provide 23 parking spaces, including 21 allocated spaces for residents of the flats with a further 2 unallocated spaces for visitors.

The developer argues the scheme’s key design features ensure it ‘would not cause undue dominance, loss of light or privacy to the nearby residential dwellings’.

The application concludes: “The erection of a block of flats to accommodate seventeen units makes an efficient and effective use of a disused and redundant site and delivers much needed one and two bedroom units within a high sustainable location within the development boundary of Peacehaven.”
