Reasons for Adsa's rejection

The development is proposed on land not allocated for retail use and would result in the loss of land allocated for jobs;

The proposal fails to demonstrate sufficient demand for the proposed 10,000sq ft of office space;

There is insufficient need for an out-of-town retail scheme;

Asda has failed to look at other potential sites that are at a lower risk of flooding.

These issues are based upon central government and local planning policies.
