Owner Annabelle Langmead project managed the three-year creation of her home from scratch. She said: “The floor plan is the biggest thing for me, as I wanted open plan, indoor-outdoor living.

“It’s got five bedrooms but the annexe gets you six, and they are all really good.

“You can fit a super-king size bed in each of them and the separate front lounge means there’s an adults’ sitting area or somewhere for teenagers if you want them to have their space.”

Annabelle drew up the floor plan herself: “I was adamant I needed to be able to see the kids whether they were watching the television, in the playroom or playing outside.

“It was also a big thing for me to be able to open the bi-folds and live outdoors.

“The house is now on the widest part of the plot and has an annexe in case you want an au pair, a nanny or a granny annexe.”

When she took on this ambitious project, the garden was overgrown, the ditches were full and rampant hedges sprawled in all directions.

Today, however, after extensively re-landscaping the garden and putting in a driveway, fence, double garage and gate, and having completely re-turfed the land, it has been transformed.

“Now the garden is very easy; it’s mostly laid to lawn, so once a week during the summer all I have to do is run the mower over it.

“I didn’t want anything too much like hard work, so it’s all low maintenance and colourful, with lots of lavender, which is easy and smells nice.

“There’s also a rose garden, a sauna and a kids’ play area with soft rubber flooring, plus a sofa set, dining table, barbecue and fire pit on the back patio.”

Annabelle said, thanks to Butterlees Farm’s countryside location, ‘you can’t hear traffic at all’.

Instead, it offers direct access to loads of footpaths for walking the dog.

In addition, Runcton Farm Shop is two minutes away and Pagham Tesco is just down the road.

“It’s only a little bit remote – it’s the perfect place if you only want one neighbour and it’s brilliant for uninterrupted views over open farmland.

“It’s lovely for the kids to be able to watch the tractors coming along the boundaries when they’re harvesting.”

Another plus is the abundant wildlife, from ‘loads of kestrels flying above’ to ‘11 or 12 deer in the fields by the back gate every morning when you wake up’.

What Annabelle likes best, however, is the convenience of being able to nip into town, married to complete privacy and lovely neighbours.
