Planning consent land near Gatwick Airport sells at auction

Land near Gatwick Airport, with planning consent in place for ten Horley homes, was sold at auction on Wednesday (March 24) for £763,000 after strong interest.

The site, south of 10 Redehall Road, Smallfield, Horley was among 107 lots in the latest online-only auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Formerly a haulage depot, the land - extending to just over an acre - went under the gavel at the firm’s online auction which ended on Wednesday.

Senior Auction Appraiser & Auctioneer Richard Payne said: “This is further proof that land with planning permission already in place invariably does well at auction.

“With levels of planning red tape cut out of the equation, this rare opportunity to acquire a former depot on level ground with planning consent for ten residential units looked even more attractive.

“We consider there is the potential to increase the density, subject to obtaining the necessary consents, and the anticipated strong interest from developers and builders came to fruition.”

The site is situated in a semi-rural area in the village of Smallfield, conveniently situated between Horley and Redhill.

Just under an acre of woodland in Charlwood near Horley was sold for £18,000 freehold.

The rectangular parcel of woodland at Russ Hill extends to just under an acre and has a variety of mature trees and scrub including oak, hazel and birch.

Glover’s Wood is one of the largest areas of woodland in the Surrey Weald and has road frontage and vehicular access from Charlwood Lane.

There is a bridleway bisecting the land from north to south and is adjacent to cleared meadow land.

The woodland is close to the Partridge Lane junction on Charlwood Lane and near the village of Charlwood with local shopping facilities and amenities.
