Company’s planning application aims to let people design and build their own homes in West Sussex village

A company has submitted a planning application to allow people to design and build their own homes in Bolney.
LivedIn said it is seeking ‘Permission in Principle’ (PiP) from Mid Sussex District Council for nine self-build houses on a contained plot of land off of Lodge Lane.
The company made the announcement on Monday, February 16, saying this initial stage of the planning process focuses on the suitability of the location, land use and the amount of development.
LivedIn said this would set the stage for ‘a high-quality addition to the village’.

Tom Howard, of LivedIn, said: “This is a wonderful opportunity for people in the area to take control of their housing future. We see this site as a perfect fit for downsizers who want a manageable, bespoke home, as well as first-time buyers and local young people who are often priced out of the traditional market. Our goal is to create a small, organic extension to the village that allows residents to build high-quality, energy-efficient homes that they can be truly proud of.”
People can view the application documents at pa.midsussex.gov.uk/online-applications using reference DM/26/0317.
LivedIn said self-build is a move away from generic housing estates and towards ‘soulful, sustainable design’. The company said the homes aim to fit into the landscape by using natural and local materials while supporting the local economy through using nearby tradespeople and suppliers.
The company added that this project aims to create ‘a place of architectural character’ that enhances biodiversity and offers a long-term commitment to the community.

A LivedIn spokesperson said: “If the Permission in Principle is granted, it will be followed by a ‘Technical Details Consent’ stage. This second phase will involve rigorous scrutiny of the site layout, access, and design code for house designs to ensure they respect the privacy of neighbours and the character of the nearby Conservation Area. LivedIn is committed to a landscape-led approach that protects the rural edge of the village.
“The team at LivedIn brings extensive experience in creating award-winning, community-focused places. Their celebrated development at Ingoldisthorpe in West Norfolk serves as a model for the Bolney proposal. At Ingoldisthorpe, LivedIn used a considered yet flexible design code to deliver ten unique self-build plots and a new village green, proving that custom housing can be both architecturally distinguished and a benefit to the wider community.
“If permission is granted, these nine plots could represent a life-changing opportunity for individuals or a group of local people to build a future together in Bolney. Those who would like to register their interest in the site are encouraged to visit livedin.co.uk.”
