Diversity spreads the risk

The value of an investment property can be measured on the capital value, in terms of what it could be worth in today’s market, as well as its regular rental income.

However, real value becomes far more complex when drilling down to the individual objective of each individual owner, as Tammy MacLeod of Henry Adams Lettings in Chichester, explains: “Every investor has their own objective, more often than not driven by their financial circumstances as well as the end goal they are looking to achieve.

“Goals can vary from building a large property portfolio to generate income for personal or business reasons, or perhaps a short term investment to help fund their retirement.”

“Whatever your individual goals, we work alongside each of our landlords to help achieve them.

“For a first time investor, this can include reviewing their shortlisted properties to ascertain the one most likely to meet their requirements.”

Henry Adams advises that a focus on short term, higher income yields (relative to the price of the property) might mean there is less scope for capital appreciation.

By contrast, a longer term investment in something more substantial might prove a better option for those looking at capital growth prospects.

Tammy said: “Most people look for a balance and we can certainly help them to build a suitable portfolio over time.

“Clearly void periods and maintenance costs will affect the final return on the investment and should be taken into consideration.

“We can also guide people through the growing number of responsibilities and obligations placed on all residential landlords.”
