Limited information

GREENCORE’S exhibition for its North Littlehampton development (Gazette, March 17) did not provide details of the project to enable the public to understand its extent, its implications and potential impact on the surrounding areas.

This assertion is based upon the plan entitled North Littlehampton Sustainable Urban Extension. The misnamed Lyminster bypass ends within the site, although it was excitedly mentioned that extensions northwards could eventually connect to the A27 at Crossbush,

However, this is not part of the development, resulting in North Littlehampton being isolated, and accessible only from the south by the already congested Worthing Road (A259), and from the west by a narrow lane off Lyminster Road (A284). The traffic impact generated by the proposed additional 1,260 houses and hoped-for businesses is not mentioned. The comments of the emergency services would be helpful.

The plan omits road names to the adjoining Eden Park development, the land to the north of the Black Ditch’s flood plain, and the Fitzalan Link (an integral part the North Littlehampton development and Littlehampton’s regeneration).

These, together with the limited information on the new Toddington bridge and the crossing closure; the differences in the site boundary lines; no views of street scenes showing three and four-storey buildings and their relationship to houses, is a further concern.

The North Littlehampton development is based upon Arun’s belief that housebuilding generates businesses and, in turn, employment, whereas, normally, it is jobs that create a housing demand. Businesses are unlikely to move into an area with limited access to main roads.

It can only be hoped that Arun will be vigilant when scrutinising this planning application, as Greencore’s version of the Ordnance Survey map shows Littlehampton extending to Broadmark Lane in Rustington.
