Developers Welbeck Land want to build 70 new homes on a 13-acre former agricultural site south of Townfield in Kirdford
But Kirdford Parish Council says there are already 54 houses being planned for land at Chapel Field on Plaistow Road.
The council said in a statement: “This will see our village grow by 55 per cent - this is not sustainable and the parish council plans to oppose this.”
Meanwhile, Welbeck Land, which is seeking planning approval from Chichester District Council for the 70 houses south of Townfield, says that it aims to make 30 per cent of the homes affordable housing.
However, local residents have already lodged objections saying there is insufficient infrastructure in the village to support the planned development.
They say there are not enough schools, medical services or public transport.
There are also fears over increased traffic on small country roads and concerns for wildlife in the area.
One resident, in a letter to the district council, expressed fears for the future of bats and crested newts.
There are also concerns over light and noise pollution.
