Former Eastbourne police station site listed for sale for over £3,500,000

The site of a former police station in Eastbourne has been listed for sale.

The site at Grove Road is for sale following approved planning permission for the refurbishment and extension of the building into 50 flats in 2020.

It has an asking price of more than £3,500,000.

The approved plans stated the development will be facilitated by a roof extension (fourth floor) to the existing police station building and a mansard roof extension facing Grove Road, to provide 31 flats over five floors within the refurbished part of the site.

The development also proposes the demolition of a modern rear addition to the building to provide a further 19 flats over a five floor extension.

The plans were met with 26 letters of objection to Eastbourne Borough Council and two letters of support.

The listing states: “Planning permission for refurbishment and extension of the demise to create 50 residential apartments that has been granted under Planning Application no. 17089.

"This former Police Station is a prominent building on Grove Road streetscape, with the planning permission allowing for increasing the square footage and height of the existing building with the addition of a mansard roof.

"Further development is permitted with the demolition of the later rear addition to the property and creation of a new attached building. These works blend the character of the 1930's Civic red brick building with the modern requirements of new home owners and tenants alike.

"These include additions such as recessed balconies, enlarged window openings and lifts.”

It added: “Current planning guidelines allow for 30% Affordable Housing but this may be reduced to 15% if a successful empty building permit was granted."

The property has been listed with the help of Home & Castle Estate Agents.
