The proposed Greggs will be open from 7am to 7pm Monday to Saturday and from 7am to 5.30pm on Sundays.

The bakery chain, which already has shops on London Road and at Saltbox, plans to install a new aluminium shopfront and front door, along with three fascia signs and two projecting signs.

Plant equipment, including air-conditioning condensers and new extract ductwork and grilles, will also be installed at ground level and screened from view.

In its decision, the council said the development would not have an unacceptable impact on neighbouring properties.

Planning officers said the proposals would not result in ‘any overshadowing or overbearing impacts on neighbouring properties”.

They added: “The development does not include provision for any new openings to the side or rear elevations, and as such, the proposal would not result in any loss of privacy to nearby occupiers.

The alterations to the front fenestration would have an outlook along the street scene and there will be no overlooking impact.

The planning application can be viewed on the Arun District Council planning portal using reference BR/101/26/PL.
