Plans to build 90 homes on agricultural land in Arundel have been submitted to the council.

The Norfolk Estate is seeking outline planning permission to develop the land at Ford Road, which is located around 1.5km away from Arundel town centre.

As well as 90 homes, 30 per cent of which will be affordable, the development would include a new children’s play area and five hectares of landscaped amenity areas.

A new access road from Ford Road into the site is proposed, and there would also be emergency access into the site from Dalloway Road – which could be used by cyclists and pedestrians.

While the land is identified in the Arun Local Plan as being outside of the defined built-up area boundary, the recently-adopted Arundel Neighbourhood Plan 2 includes the developed part of the site within the settlement boundary, the applicant said.

Considering the need for housing across the Arun District, the scheme would ‘greatly assist in providing housing for local people’, according to the planning statement, as well as being a ‘landscape led scheme’ that would ‘sit harmoniously in the landscape’.

“The site will also include a number of public benefits, through the provision of approximately 5ha of public open space, land upon which Arun District Council can deliver a community building and a new children’s play area,” the document stated.
