The vendor extensively refurbished the property whilst living there.

He said: “The previous owner had been there for about 40 years, so it’s been a little project for us!

“It’s been challenging – the house is Grade II listed and we had to get all the necessary planning permissions in place.

“Our refurbishment included new floors and all internal furniture, re-plumbing and also insulating the loft which, along with the new plumbing system, has made the cottage feel much warmer.”

The vendor said the house is now very well insulated, as this ‘had never been done before’.

He said: “There is also now more bathroom space as the old hot water tank was removed and a new combi boiler and plumbing went in the attic.”

In addition, ‘the front roadside listed windows were fully checked and professionally re-decorated’.

He said upgrading the back of the cottage was his ‘favourite part’.

He said he has a second planning application for the rear.

At this point, ‘the garage is fully plastered, with new electrics, downlights and a new door’.

He said: “I split it as it could be a guest bedroom, if we wanted – it has underfloor heating and we currently use it as a little gym, but it could also be a study.”

42 St Pancras’s closeness to town is a big plus: “I think the property would suit either a couple looking to downsize, being only five minutes from the Cross, wanting a place where everything’s been done, or it would be a great home for young professionals.
