Six dwellings could replace Walberton agricultural buildings

Plans for six new homes at a farm in Walberton have been submitted to Arun District Council.

If approved, the proposal at North Choller Farm, Barnham Lane, would see the demolition and extension of existing agricultural buildings and a water tank.

The project includes three conversions and three new build properties consisting of one five-bedroom home, two three-bedroom and three four-bedroom homes.

This application follows an earlier approval for nine homes at the location under class Q development rights, which allow some agricultural buildings to be converted into homes without full planning permission.

The applicant states that this new proposal, which will form a replacement to a previously approved plan, will reduce the density of residential property and better reflect the character of the farm.

The site includes the Grade II listed Choller Farm House and a number of traditional buildings, including some original flint structures.

Plans include conditions to retain and repair existing flint walls, the addition of three ponds for sustainable drainage and a number of parking spaces.

To mitigate flood risk the applicant proposes raised floors, a flood bund and drainage measures for surface water management.

Both common and soprano bats were found to frequent the area, but an ecological survey confirmed that there were no bat roosts in the existing buildings.

The statement submitted with the application says the plans would ‘preserve the scale, form and appearance of the traditional barns, and in part, resurrect their historic form’.

Arun District Council is due to make a decision on the application by October 19, with comments to be made by October 1.
