A three-bedroom flat with a balcony and garden in Bexhill is coming up for auction later this month. (thur 24 sept)

Flat 2 at 61 Cantelupe Road is among 228 lots listed across southern England in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Auctioneers.
It is listed with a leasehold guide price of £150,000-plus with vacant possession at the firm’s auction – the biggest September auction since the pandemic – which ends on Thursday 24 September.
Auction Appraiser Jade Flood said: “This well-positioned first floor flat in a block of three is conveniently located for Bexhill town centre, local amenities and railway station, with the seafront and beach within easy reach.
“The property also has a front garden and a private balcony which is accessed from the third bedroom. With three-bedroom flats somewhat rare at auction, I am anticipating good interest in this property.”
Tenure is the share of freehold with a 999-year lease from December 1972 at a peppercorn ground rent.

Also in Bexhill, a commercial unit plus the freehold of a block at 93 London Road is listed with a £30,000 to £40,000 guide price.
Jade added: “This freehold investment comprises a mid-terrace vacant commercial unit situated on London Road, together with two residential flats above held on long leases.
“The property is conveniently located for Bexhill town centre, railway station and seafront, with a range of local shops and amenities nearby.”
The commercial unit has a total floor area of 28 sq m. The two flats are sold on 125-year leases from 2004 at current ground rents of £75 and £25 per annum.
