Plans for up to 120 new homes on land north of Eastbourne approved
Plans for up to 120 new homes on land at Sharnfold Farm have been approved by Wealden District Council.
The proposal, put forward by Hop Farm Real Estate Limited, will see the major housing development built on the site off Hailsham Road, Stone Cross.
Sharnfold Farm is a family attraction north of Eastbourne that includes farm animals, a fishing lake, walking trails, a play area and a farm shop.
The proposed development will see 35% of the 120 new homes built as affordable housing, as well as associated open space and infrastructure.

A redundant livestock shed on the site will also be demolished to make way for the development.
The proposed homes, ranging between one-and-a-half and three storeys in height, will include one and two-bedroom flats and two, three and four-bedroom houses.
Permission has been granted subject to the subsequent approval of the detailed particulars of the layout, scale and appearance of the development.
Outline plans submitted last year initially sought to build 149 new homes on the site, but this number was eventually reduced to 120.
In February 2026, Wealden District Council gave consent for the scheme, which formed part of proposals for a wider landholding – identified as a housing site within the council’s local plan.
However, East Sussex Highways described the site as ‘less than ideal in accessibility terms’ at the time, but said the impact could be mitigated.
