Historic Grade II listed pub in East Sussex village goes up for sale

A Grade II listed pub in Alfriston is on the market for £750,000.

The Six Bells in the village High Street has been listed by property agents Rowland Gorringe at www.rowlandgorringe.co.uk.

The listing said the building dates back to ‘around the 15th century’ and has been ‘lovingly improved and refurbished by the current owner’.

It said the property has a new air-conditioned cellar, bespoke wooden panelling, a bespoke oak bar area with original acid etched glass, a bespoke oak coffee bar area, a refitted kitchen area behind the bar, and a gelato parlour, which leads to the village green known as ‘the Tye’.

Rowland Gorringe’s listing said: “The property also retains a wealth of character and charm, including exposed structural beams, recessed windows, wood flooring and brace ‘n’ latch doors.”

The freehold property offers a two-bedroom apartment above the pub. Both rooms are double bedrooms and one has a view over the Tye. The private quarters have a bathroom and the building also features a private living room.

The listing said: “One of the main features of this stunning property is the charming rear garden.” It said this has views of, and access onto, the village green, which is overlooked by the village church.

It said: “The garden itself is a series of paved and gentle brick terraces, beginning with a wisteria draped pergola adjoining the property, all of which take advantage of the picturesque view.”

The building’s garage was converted into the gelato bar recently.

Customer toilets are located behind the kitchen and there is access to them from the garden. There is a newly fitted single internal WC as well, which can be accessed between the reception areas.

The first of the two indoor reception areas has an inglenook fireplace with a working wood burner and oak herringbone flooring. The second reception area also has herringbone flooring, a partially vaulted ceiling over the bar and a service hatch/window to the garden.
